While building an extension can be one option when considering how to create more space in a property, there are more cost-effective ways that could help to boost a home’s value. A property expert has shared some top tips for making the most efficient use of the space.

When exploring ways to make the most efficient use of space, one option could involve converting a room into a bedroom.

Adding a bedroom

Research conducted by Space Station, a self-storage company, found that creating another bedroom by converting an existing room could increase a property’s value by 20 percent, or £51,000, of an average house price. 

To make the most efficient use of the living room, the company suggested converting a room so it offered flexibility and provided multiple uses.

A room could serve as both an office or guest bedroom.

Holly Herbert, from We Buy Any House, said: “Not every homeowner is in a position to renovate their property, so, thankfully there are other things that they can do on a budget instead. 

“A great option is to use an existing room as another bedroom, especially if you have office space.

“Adding a bedroom to a property can increase the value by up to 20 percent and can be done easily enough with some redecorating and reorganising.”

Opting for an open-plan design

Transforming a living area into an open-plan design can prove an effective way to maximise the use of a space.

Some owners could choose to take on the project themselves, but knocking down walls to create an open-plan design is likely to require a professional to carry out the work.

“Creating an open-plan living area can increase your value by up to as much as 15 percent when done well and will almost always encourage potential viewers to make an offer on the property,” explained Holly.

Install an additional bathroom

An unused storage room or cupboard under the stairs could be converted to create an additional toilet or bathroom.

If space is limited, an alternative option could involve adding an en-suite in a bedroom.

According to the storage specialists, featuring an additional bathroom could boost a home’s value by five percent.

Creating additional storage space

Providing sufficient space to store items can prove practical and help to declutter a property.

A cupboard under the stairs or an alcove could be converted into a storage space.

Making the most of storage space enables other features in a property to be showcased.

Holly said: “The value added by storage is difficult to pin down and varies hugely depending on the storage in question.

“Large scale projects like a wine cellar or basement renovation can add a significant amount to the value, whereas low key storage solutions will increase it by a lower amount.

“However, storage is very appealing to buyers, so even if it does not significantly increase the overall value, it will help to make a property more desirable.”
